THE CLIENT &
THE BRIEF.

Group 108 is a Delhi-NCR based real estate developer with over two decades of legacy, rooted in the Bhutani Group — responsible for landmark projects including iThum and Alphathum in Noida, World Square Mall in Ghaziabad, and Parmesh Complex in Delhi. In 2023, the group formally launched as Group 108 with a new brand identity and two flagship projects underway.

One FNG — a premium commercial IT/ITeS office and retail destination in Sector 142 Noida, spanning 14.46 acres on the Noida Expressway, adjacent to Advant Tower and Noida Metro Sector 142 Station. And Grandthum — a mixed-use retail and office township in Greater Noida West, already home to Allen Solly, Louis Philippe, Pantaloons, Miraj Cinemas, and more.

With a new brand and two landmark projects running simultaneously, Group 108 needed a world-class website that could carry the weight of their legacy and convert high-intent commercial buyers into qualified enquiries.

New brand, zero digital footprint. Group 108 launched in 2023 with no existing web presence matching the new identity. The website had to establish brand authority from day one.

Two very different projects under one roof. One FNG (commercial offices) and Grandthum (mixed-use retail) required distinct buyer journeys, messaging, and CTAs — within one cohesive website.

Commercial real estate buyer is sophisticated. Office space buyers and retail investors research deeply before enquiring. The website needed to answer every question — location, specs, RERA, floor plans, connectivity — upfront.

Locomotive Scroll & animation stability. The design called for advanced scroll-based animations. Making these pixel-perfect across devices — including fixing a Locomotive Scroll footer visibility bug — required precise front-end engineering.

Lead quality over lead volume. Commercial real estate enquiries must be pre-qualified — the forms and CTAs needed to attract serious investors, not casual browsers filling contact forms.

Commercial real estate buyers are not impulse purchasers. A corporate decision-maker evaluating office space in Sector 142 Noida or a retail investor sizing up Grandthum will spend 8–12 minutes on the website — reading, comparing, validating. Our design had to sustain that journey.

We used Locomotive Scroll to create smooth, native-feeling page transitions that keep users engaged without sacrificing load speed. Every animation was built to enhance comprehension — not distract from it. The result: a website that feels premium without being slow.

Locomotive Scroll
Cinematic smooth-scroll library for parallax effects, scroll-triggered reveals, and horizontal panels — creating an immersive browsing experience that matches the premium nature of Group 108's commercial projects. Footer visibility bug fixed via a custom page loader overlay.
Performance Optimisation
Image compression, lazy loading, script deferral and Core Web Vitals tuning — ensuring the site loads fast on mobile networks in Noida and Greater Noida where 4G speeds can vary significantly.
Tracking & Analytics Stack
Google Analytics 4, Meta Pixel, and Google Tag Manager configured for end-to-end lead attribution — so every enquiry source (organic, paid, direct, referral) is tracked and visible in the marketing dashboard.

One FNG and Grandthum are completely different products for different buyers. Keeping their journeys separate — distinct pages, distinct CTAs, distinct messaging — was critical. Mixing them would have confused the audience and diluted both products.
